The MILLENNIUM DEFAULT SYSTEM (“MDS”)
is a highly sophisticated Window’s based foreclosure processing software
application that was developed using 35 years of experience in the foreclosure
industry.
It is tightly integrated with several Enterprise components
including Imaging, MS Office, Outlook and Adobe PDF allowing totally
Automated Workflow Processing and Document Management with
absolutely no paper files.
MDS has built-in safeguards to prevent completing of events
when information or documentation is missing." The application also
allows vendors to enter information via the Web or direct transmissions to
complete events.
MDS has virtually done away with “double-entry” of data and
in some areas there is no entry of data at all with vendor updating.
MDS supports a higher level of technology allowing
integration with custom components and customized interfaces. It is
scalable from small to large enterprise systems.
MDS is licensed and installed on your network preserving data
independence and integrity. It is available in modules and can be
implemented to fit the requirements of your shop.
Some of the many features that are part of the system are:
|
Rules
Based Workflow with automated tasks and
procedures that are unique to individual Lender and Public Trustee
requirements.
Increases productivity
and shortens foreclosure timelines.
Built-in safeguards
to prevent completing of events when information or documentation is missing.
County Document Rules allow
maximum flexibility for
meeting individual Public Trustee requirements.
Automated emails
send information and documents to Clients and Public Trustees when events are
processed.
Fees and costs
are automatically added to the file when events are completed.
Sale dates and publication
dates are automatically
calculated and scheduled.
Already set up for electronic
transmission of documents to the PT when
available.
Electronic connectivity
to Lender and Servicer updating platforms.

The prime integration is with
the Imaging Software Systems:
Optimage and Ascent Capture (OIT)
OIT is used to capture and display foreclosure documents in a SQL Server
database. MDS is also used to capture and display foreclosure documents
in the OIT database.
MDS has a sophisticated interface with the OIT software that
causes relational entries to be made in the
MDS SQL database for each document processed
by OIT.
MDS has a user-interface that browses, previews and
prints the documents in OIT. This integration also allows MDS to
serve as the Imaging entry point. This means MDS can control the source of the
imaging document, i.e. via email, desktop scanning, windows drag and drop,
which has exponentially expanded the functionality of both components, MDS and
OIT. The integration of these 2 software applications has created an Enterprise
system that cannot be beat!

Secondary integration
is between MDS and MSOffice, MSOutlook
and Adobe Acrobat PDF software, automatic data transmissions via XML, Web Entry
and File Transfers:
MDS is built on an automated Workflow model.
MDS uses MSAccess, MSExcel and Word to create documents. Each document
is automatically stored in the OIT database. Documents may be converted to
tiffs or PDFs during processing. These documents may then be attached
automatically or via the interface to emails or faxes using MSOutlook. Files
received via email or fax are easily imported into the MDS database and then
automatically stored in the OIT database.
MDS employs several means of automating input and output to reduce data entry
between mTech and their customers and vendors:
The mTech Web
allows Vendors and Customers to input data directly into the MDS Foreclosure
database.
Nightly
automatic File transfers transmit data to customers and vendors.
Real-Time XML
transfers transmit data to customers and vendors.
Daily upload of
invoices to New Invoice Web site.
Daily
upload/download of file data between MDS and Lenstar. (see the next section for
an expanded overview of MDS’s integration with Lenstar.

MDS and Lenstar
MDS has an automated interface to LenstarWeb allowing the exchange of
information with the servicer for each file. This negates the need for
duplicate data entry into Lenstar and consolidates all file information into
one source - MDS. The synchronization of MDS data with Lenstar data occurs on
an hourly basis. Following are the specific functions of the interface:
Download all
new file information from Lenstar to MDS when a file is opened by the Servicer
including their events and tracking dates.
Alert the MDS
loan processor to updated file information entered by the Servicer.
Send change of
loan processor message to Lenstar on each event change (if worklist employee
has changed).
Send updated
projected and completion dates whenever a Lenstar event date has changed.
Send projected
Sale Date / Time when set or recalculated.
Send Hold Issue
information when a Hold is created for a file.
Send Close file
date and reason.
Retrieve
messages from Servicer into Comments (info only) / Worklist (not info only).
Send messages
to Servicer from Comment QuickStart.
Send Sale
results to Servicer.
